Commercial painting needs a project-specific budget
An office or shop cannot be priced reliably by scaling a national house-painting average. Layout, surface condition, access and the way the premises operate all affect the work.
Separate the building into zones and identify what each needs. A reception refresh with retained fixtures is different from a vacant unit requiring walls, doors and ceilings throughout. Ordinary building paint is also distinct from specialist industrial coating work.
Working hours and access belong in the estimate
State when the contractor can enter and which areas can be closed. Phased occupied work may need repeated setup and protection; a vacant block of access may allow a different sequence.
Ask each bidder to show how equipment, high areas, furniture or stock moving and security arrangements are handled. Evening or weekend work should be confirmed in the proposal rather than assumed from a preferred date.

Compare the same schedule across bidders. If one offers a shorter work window or a different repair approach, identify what changes rather than assuming the totals buy the same result.
Separate painting from repairs and tenant work
Landlord work, tenant fit-out and painting may have different decision makers. Establish who approves colors, authorizes extra work and accepts the finish.
The Arizona Registrar of Contractors advises checking the contractor and getting the agreed work in writing. Keep electrical, structural and other related work assigned to the appropriate provider. A painting quote should not silently absorb tasks it does not describe.
