Commercial painting for ordinary business spaces
Commercial building painting can cover interior walls, doors, trim and suitable exterior surfaces. The business setting changes how the work is arranged: customers, staff, stock and adjoining tenants may need continued access.
This enquiry route is for ordinary building painting. Industrial linings, specialist containment systems and regulated coatings need a provider with that specific capability. Do not assume they are included in a general painter’s scope.
Use office painting for desks and occupied work areas, or retail painting for displays, customer routes and reopening plans.
Occupied premises or a vacant handover
A vacant space offers more freedom to protect and paint whole areas. Occupied premises may need a sequence of smaller zones, with clear handover between them. Neither choice guarantees a particular completion time.
List the hours during which work could occur and the activities that cannot be interrupted. An evening or weekend request is a preference for the contractor to confirm, not a promised service. Include loading access, security procedures and who can authorize changes.

A commercial surface and access schedule
Create a schedule with one row for each area: reception, offices, corridor, sales floor, stockroom or exterior elevation. Record the surfaces, visible damage and the finish required.
| Scope item | What to make explicit |
|---|---|
| Preparation | Repairs, cleaning and any separate investigation |
| Access | Furniture, stock, heights and equipment |
| Products | Named coating system and intended use |
| Operations | Work zones, allowed hours and handover points |
| Closeout | Cleanup, reinstatement and remaining-item list |
The commercial cost guide turns this into a bid comparison.
Agree responsibility before work starts
Confirm whether the owner, tenant or property manager can approve the work. A lease or management arrangement may divide interior and exterior responsibilities; the painter should not have to guess who is instructing them.
The Arizona Registrar of Contractors recommends checking the contracting business and using a written scope. Verify the contractor’s applicable credentials directly. This referral website does not certify providers.
