The mix includes different building sizes, materials and conditions. It is not a local Surprise survey or a guaranteed price for your home. An exterior quote should explain what makes your project different from a simple repaint of sound, accessible surfaces.
Why the same-size house can cost more
Compare the elevations rather than only the floor plan. Upper walls, narrow side access, roof-adjacent areas and separate structures can change the work needed.
Texture and detail also affect the scope. Large uninterrupted walls are a different task from many recesses, trim pieces and color changes. Repairs and preparation should be identified rather than hidden inside a general square-foot figure.
If a bidder proposes a different scope, ask for the difference to be written down before comparing totals.

Avoid a cheaper quote with missing repairs
A lower total can reflect fewer surfaces, less repair work or different protection arrangements. It can also be a fair price for an efficiently planned job. The written scope helps you tell the difference.
Ask how additional damaged areas will be priced if preparation reveals them. Agree who can authorize changes and how the contractor will document the reason.
