Exterior painting: walls, trim and separate surfaces
Start with the outside surfaces you want included. House walls are one part of the work; fascia, soffits, doors, garage doors, gates and separate block walls may be priced separately.
A full exterior repaint makes sense when several elevations need attention or you want a coordinated color change. A smaller repaint may suit one sound, clearly bounded area. If an existing finish is failing, the cause and preparation matter more than the size of the color change.
Walk around the property and mark each surface as repaint, repair first or leave alone. Include the back and shaded sides, not just the street view. For textured walls, see stucco painting.
Surface preparation before exterior paint
Ask the painter to inspect the existing coating before proposing a new one. Loose paint, powdery residue, dirt and damaged areas need an appropriate preparation plan. A quick wash and a new color are not a substitute for a sound base.
Sherwin-Williams surface preparation advice ties preparation to the material and existing condition. Ask what cleaning, removal, repairs and priming are included, and which areas need another trade.
Agree how windows, fixtures, plants and nearby surfaces will be protected. The preparation guide provides a practical way to separate required work from optional improvements.
Arizona heat, rain and painting schedules
The right work window depends on the coating and the wall conditions, not simply the month. A surface in direct sun can need different planning from a shaded elevation on the same house.
Sherwin-Williams application guidance says surface, air and material conditions affect paint application. The chosen product’s instructions control. NWS Phoenix climate information is useful regional context, but it cannot confirm that your wall is ready to coat.
Ask how the contractor will handle rain, unsuitable temperatures and interrupted work. See Arizona painting weather for the scheduling questions that belong in the quote.

Exterior painting cost and quote differences
The Angi exterior-painting guide, updated October 20, 2026, reports a national range of $1,819–$4,551. It is context for budgeting, not a Surprise price list.
Height, access, repairs, surface texture and included details can change the work substantially. Two houses with similar floor plans can need different exterior scopes. Use the exterior cost worksheet to compare the painted surfaces and preparation behind each total.
Check exterior color approval before ordering
If an association governs your property, check its current requirements before ordering the color. An existing color, a retailer’s community palette and a neighbor’s recent repaint are not substitutes for the documents that apply to your address.
Private approval and municipal building questions are separate. For a project that includes changes beyond repainting, the City of Surprise permit and inspection resources are a starting point for confirming the right process. This does not mean every paint job requires a permit.
Keep the approved color schedule with the contractor’s scope. Our HOA paint guide explains what to record.
Agree the finished result and cleanup
A clear exterior proposal should name the finish on each surface, the preparation included and how visible repairs will be handled. If a texture match matters, agree how a sample will be reviewed before the whole area is coated.
At completion, walk the accessible elevations with the contractor. Check agreed surfaces, edges, cleanup and any unfinished items. Keep the product and color record for later maintenance, and ask for care instructions for the actual coating.
